Property Dealer Gunned Down in Broad Daylight in Chandigarh’s High-Security Sector 9, Gang Rivalry Angle Emerges

In a shocking incident that has rattled the city, a 31-year-old real estate agent, Chamanpreet Singh, also known as Chini, was fatally shot in the open on Wednesday afternoon in Chandigarh’s upscale and high-profile Sector 9 locality.

The attack took place around noon as the victim was leaving a fitness centre and was ambushed while seated inside his SUV.

As per initial police findings, Chini had arrived at Body Zone Gym in Sector 9 at approximately 12 pm. After completing his workout session, he got into his black Toyota Fortuner and began exiting the parking area.

However, due to a traffic buildup on the adjoining slip road, his vehicle slowed down near the exit. Seizing the opportunity, two attackers approached on a motorcycle.

One of them, dressed in a red T-shirt and wearing a helmet, dismounted and walked toward the passenger side of the SUV before unleashing a barrage of bullets at close range.

Despite sustaining gunshot injuries, Chini attempted to flee by opening the car door and even tried to accelerate away. However, the gunman continued firing relentlessly.

He then shifted to the driver’s side and discharged several more rounds, leaving the victim with no chance of survival.

Amid the chaos, Chini’s foot remained pressed on the accelerator, causing the vehicle to lurch slightly onto the slip road while the attacker continued shooting.

Police have registered a case at Sector 3 police station against unknown assailants.

During the assault, the second suspect remained stationed about 30 metres ahead on the slip road, keeping the motorcycle engine running near the press light point to facilitate a quick escape. After carrying out the attack, both accused fled the scene on the bike.

Investigators revealed that the assailants initially escaped toward Sector 7, then took the connecting road toward Sector 42 Attawa Chowk, and eventually made their way toward Mohali.

CCTV footage reportedly captured their movement near Attawa Chowk around 12:33 pm.

13 Bullet Casings Recovered from Crime Scene

Police teams recovered 13 spent cartridges along with one live round from the spot. Officials suspect the unfired bullet may have dropped when the weapon briefly malfunctioned during use.

Surveillance footage from the area has also surfaced, clearly showing a man in a red T-shirt firing repeatedly at the victim seated inside the Fortuner.

Soon after the incident, a social media message purportedly posted by gangster Lucky Patial of the Bambiha gang claimed responsibility for the killing. The post stated that “Chini from Kubehri has been eliminated” and attributed the act to Lucky Patial.

It further alleged that the victim had been sharing sensitive information with rival groups and warned others of similar consequences if they aided enemies. Authorities are currently verifying the authenticity of this viral claim.

Senior police officials, forensic experts, and crime branch teams rushed to the location shortly after the shooting. Investigators are closely analysing CCTV footage from surrounding areas and employing technical surveillance methods to track down the suspects and reconstruct their escape route.

The killing has raised serious concerns among residents, as it marks the second major violent incident in Chandigarh within a span of 24 hours. Just a day earlier, SOPU leader Jashan Jawandha was targeted in a separate firing incident at Panjab University.

Police records indicate that Chini had a criminal history, with at least five serious cases registered against him in Mohali, including one involving an attempted murder, according to sources.

Authorities are also probing allegations that Chini was involved in illicit property dealings in certain parts of Mohali and Punjab. However, the full scope and nature of these activities are still under investigation.

Preliminary findings suggest that the murder could be linked to a monetary dispute, as Chini had reportedly failed to settle dues with certain associates connected to illegal property possession operations.

Meanwhile, police teams tracking the accused have reportedly traced their movement to the Mohali region and believe they have identified the suspects. The motorcycle used in the crime has also been recovered from the area.

Investigators are currently questioning Chini’s business partners and recording statements from his family members and close associates to piece together the sequence of events.

Officials are also examining the possibility of gang rivalry, as the alleged social media post by the Lucky Patial group claimed that Chini had played a role in the killing of a youth who opposed their network.

According to sources, Chini was known for maintaining a luxurious lifestyle. He owned high-end assets, including a Toyota Fortuner SUV, the latest Apple iPhone, and other premium gadgets.

His real estate office was described as professionally managed, and he reportedly operated the business in partnership with associates in Mohali.

Chini is survived by his elder brother, who works in agriculture, while his father, a retired Army personnel, is also engaged in farming after retirement.

After sustaining multiple bullet injuries, Chini was rushed to the Government Multi-Speciality Hospital in Sector 16, where he succumbed during treatment. He was a regular at the Sector 9 gym where the attack took place.

Originally from Kubaheri village in Mullanpur, also referred to as New Chandigarh in Punjab, Chini ran a property business under the name Nagra Real Estate in Rajgarh, dealing in buying and selling properties across the Tricity region.
