A major urban development project is set to reshape Prayagraj’s housing sector, with the proposed Aerocity Township expected to provide residential opportunities for nearly 2.5 lakh people.
The ambitious project will begin with the development of 500 hectares of land, and the state government has already approved an initial allocation of ₹100 crore to kick-start the venture.
The announcement has generated considerable excitement among residents, particularly because the city has witnessed a sharp rise in land prices in recent years.
With very little vacant land left within the urban limits, property rates in both the trans-Ganga and trans-Yamuna regions have surged, making home ownership increasingly difficult for middle-class and lower-income families.
The upcoming Aerocity Township, planned around the airport area, is being seen as a long-awaited solution to this growing housing challenge.
In the first phase of development, the Prayagraj Development Authority (PDA) plans to develop approximately 300 hectares of land and offer around 60,000 residential plots measuring 50 square metres each.
These plots are expected to be available at comparatively affordable prices, making them accessible to a wider section of society. The project is expected to benefit nearly 60,000 families.
Considering an average household size of four members, the township could eventually provide housing opportunities to around 2.5 lakh people, significantly easing the city’s housing shortage.
Long-Awaited Housing Scheme After Two Decades
Residents have been eagerly awaiting a large-scale residential scheme from the PDA for nearly 20 years.
The absence of any major housing project over the past two decades created a vacuum in the real estate market, which was largely filled by private developers and land speculators.
Large tracts of land were frequently subdivided into smaller plots and sold at inflated prices, resulting in a steep rise in land values across Prayagraj.
As a consequence, purchasing land became increasingly unaffordable for ordinary citizens. Many families found their dream of owning a home slipping further out of reach.
The Aerocity Township is therefore being viewed as a much-needed intervention that could restore affordability and transparency to the city’s residential property market.
Greater Public Trust in PDA Projects
One of the key reasons behind the enthusiasm surrounding the project is the public’s confidence in PDA-backed housing schemes.
Prospective buyers generally consider government-developed projects to be more reliable and secure than many private ventures.
Residents are reassured by the fact that if a plot is not allotted to them, their investment remains protected.
In such cases, the PDA typically refunds the deposited amount within a specified timeframe or adjusts applicants to another suitable housing scheme.

More Than Housing: A Fully Planned Urban Community
The Aerocity Township is being designed as a comprehensive urban development rather than merely a residential colony.
